I grew up in Santa Ynez and am very familiar with Lompoc. Are you looking in Lompoc because you live there? Just wondering where the interest in Lompoc has steamed from? We do most of our buy and hold properties in Cleveland, OH.

What are some of the creative ways you finance deals? 

Of course, there are so many ways to structure financing depending on the specific situation. It would be great to share some creative methods that have been advantageous in the past! Hopefully we can all benefit from sharing our experiences. 

We have built business credit through Unsecured working capital such as a business  credit cards, lines of credit, and small business loans. Very often the monies are used in conjunction with an additional funding source. For example, we pair the unsecured capital with a Hard Money or a Subject To deal. We find that it's beneficial to have an open source to pull funds from quickly, meaning we can move quick and get the deal done. We are looking forward to getting to a point with our financing in which we can just use the funds in the Line of credit (4% when used) to finance the full project and a couple at a time.

@Rodney Buford Although there are some lenders that do charge an upfront fee to do business, it is definitely not the standard and you had every right to be concerned. 

@Jay Hinrichs made a couple great points. For one, the interest rate they advertised is complete non-sense. Private money is going to be more expensive than conventional financing. Second, that contract was not written by a professional. No reputable company would use a contract that has grammatical errors like that. 

I would continue to be skeptical of any financing company that charges an upfront fee as it tells me that's where they make their money, not the actual lending.

Buy and hold property in up and coming area (considered safe area on Trulia). Lot's of flip properties just a couple of street away. It won't be long before this property is worth a lot of $$$

Rental rates are high here and properties are difficult to find.

This one doesn't work for my group as we are concentrated on flipping and not holding.

We can get you or your people in to view anytime.

Kitchen and bathroom needs upgrading, interior paint, and beautiful wood floors need refinishing.
