Forming the group was a great idea. My husband and I would love to join your group, however, we are based out of CA. We purchase duplex and triplex along with apartment buildings (must be 16 units or greater).

When you have a place like Indianapolis that already has a thriving market for both flips and holds the prospect of Amazon is just the icing on the cake.

I agree with @James Wise on this one. In my opinion, your best bet would be to work for an investor to expand your knowledge base. Time is money and a small percentage of your deal just isn't appealing. For one, it would take a lot of time to get somebody up to speed if you are starting with a blank slate. With that said, there is no guarantee that you will close any deals but the time will already be spent. I would be VERY weary to work with anyone who accepts that deal. 

I really hope you find what you are looking for. With that said, the people who would accept a deal like you are proposing probably will end up being exactly what you don't want to find. 

I would recommend reading about investing first and getting a solid foundation of terms and processes under your belt.

I recently got into the Indy market doing flips and wholesaling what I couldn't fit into my portfolio. I have have worked in several markets and have found Indy as one of the most enjoyable and profitable markets thus far. 

One of the things I found was that the Indy real estate agents have been very successful and helpful in house searches.

We invest in multiple markets and will always start by researching markets with strong economic and demographic trends. The research sparks our interest in an area but it really comes down to the connections we have. Our deal finder is crucial along with the GC and everyone on our team. All team members must be up to par or it's just not something we will continue with until the right team is in place. 

Personally, I would say to get your feelers out there and determine where you will be the most successful from there.

@Mike D'Arrigo I agree with you that there are some positives for Indy as a Cash Flow city. Many large companies are moving into the area, creating strong economic growth. 

We have found the 46226 zip to be a good buy and hold area.
