Thanks to make sure I understand you.  I can put the husband and wife on the same deed even though she is not on the original warranty deed because they were not married at the time of purchase?

I have prepared about 15 deeds.  This is the first time I have had the issue of bought single sold married.  Usually it is the other way.

I am preparing a deed on a small land purchase in Arizona which is a community property state.  The owner bought the land 10 years ago and signed the original deed alone.

He is now married.  Do I have the wife sign the Deed with the husband?

I have a small deal I am trying to close on a land flip in Colorado.  My seller is paying me $10,000 in cash and 10 payments of $1000.00.  I called first american title who has closed 4 properties for me in last 6 weeks and asked them to create documentation, they will not.  They asked me to get deed of trust and promissory note created by attorney and turn in with the deed, Is this normal?  Any advice?

If I was giving away equity so that I could cash out, I would have no problem asking for 10% earnest money deposited in an escrow account.  Another question is what is the actual number?  Asking for $5,000 is different from $50,000.  I am sure there are a ton of wholesalers promising the moon in Atlanta, I know there are a ton here in Tampa.

I used Oncarrot for about 9 months.  When I fed the site with adwords it did a great job converting.  When I didn't feed it I received no leads.  It takes some time for SEO to work.  They offer tons of training but it takes a lot of time to do all the tinkering they recommend.

I decided to build a cheap website and maximize my adwords campaign.

Call the Citrus County Recorder and ask what they need if the the copies need to be certified.

Yes, I send docusign contract first.

Then send deed to be notarized, transfer docs required by local county, transfer tax and recording fees.  I also include envelope with county recording address and postage.

 I call county to make sure I am sending the right amount of fees/taxes.  I have had counties reject deed because my check was $.50 too much.  If it is a smaller county I make friends with someone in recording department and let them know my deed is coming and to call me if there are any issues.  They will make minor adjustments for me.

If you are closing with a title company they will provide escrow for you and the 75/25 split will not matter.

My purchase contract would be for 100% of the purchase price.  I would (do) tell the seller I am sending you a packet of closing documents including 25% of the purchase price, as soon as the deed gets recorded  I will send you the balance.  I have never had a seller give me any pushback.  The people I buy from want out.  They are happy to get the cash in two weeks.
