Great Job Jimmy

1.  Call County recorder where the land is located and ask them what they need to record the deed

2.  If you have not filled out a deed before I would get a copy of the deed from the county and by the template from deeds.com

3.  Call county and ask what the recording fees and transfer taxes are

4.  I usually send purchase contract by docusign first, but you can send with other mterials

5.  I send 25% down and then 75% when deed gets recorded, I close all of my own transactions under 5k

6.  I would use a Warranty deed to buy

Good catch.  Originally I was trying to post each parcel in three markets.  Now I am trying to post each parcel in only the closest market.

Thanks for your reply.  So if I live in Tampa and have a parcel in Colorado and the closest city is Colorado Springs.  I should be able to post one ad in Colorado Springs and renew it every few days?  Should I post pictures? Does that have any effect?  Thanks again.

I am currently buying about 10 parcels of vacant land a month in different parts of the country.  I am trying to post ads in multiple craigslist markets.  I only post one ad per day per account but I am getting 80% of my ads deleted.

Any advice?

Land locked land is not worth 0.  Sell it cheap on craigslist with owner financing.  Or create access and seek top dollar.

Look up similar parcels on Zillow to comp the property based on previous sales, also checkout what is listed for sale on the market.

1.  To get top dollar list with realtor and wait until it sells.  

2.  Sell land for 75% of what it is worth on craigslist for cash.

3.  Sell land for 100% of what it is worth Via a land contract and provide owner financing. (My Favorite)
