I am a partner in a business that buys and sells vacant land in multiple states.  We are under contract to purchase  a piece of land  in Dare County, North Carolina and the seller is trying to cancel the contract.  Can anyone recommend an attorney locally that can write a demand letter and file a lawsuit if necessary.  Thanks for your help.

I am a partner in a firm that will flip about 400 properties this year in multiple states.  I need a new escrow company in California.  I have 5 open deals with one escrow company but the communication is very slow and I do not want to give them any more business.  Can anyone recommend a different company?

I do double closes and always fund the buy side.  Additionally I would prefer them to take business all over the state however I am focusing on LA south.  Thanks for any input.

What exactly are you looking for I may be able to help.  I completed about 25 back to back closings in Texas this year.  I prefer Allegiance title, they are all over the place.  As long as you fund the buy side I have never had a problem in that state.  If you need more specific help let me know.

I am looking at a 2 acre property in Bexar County Texas.  It is located on a small dirt road with about 12 houses.  My title report states that access is not guaranteed.  How can I verify access.  The plat map recorded with county in 1963 shows the road.  The title company says to get a survey and then submit it to them.  But I do not want to spend additional money on a property I cannot purchase, any ideas.

Does anyone know if there is a Tax Deed Seasoning period where you can get a title insurance policy so many years after a tax deed without quiet title in Texas?  I know it is 4 years in Florida.  Trying to buy property in Texas that is a 5 year old tax deed.

I am looking for a new closing attorney in the Atlanta area. My company flips vacant land. We complete the buy and sale on the same day (we always fully fund the buy). We completed about 80 transactions last year mostly in Florida. We are moving into the Georgia market. We are not happy with the service of our current real estate Attorney. We have closed 6 transactions in the last 30 days in Georgia and have another 6 closing in the net three business days.

If anyone can give me a recommendation.  I need a great escrow agent with great communication skills.

I would say maybe.  The easy answer is send the deal to a title company and get a title report.  They may say it is clean, they may say you need an affidavit signed to clear title or they may say the chain of title is off and you need quiet title.

I have sold a ton of land in the last four years.  When I started I did a lot of small deals and conducted my own title searches.  I now send everything to title companies.  Better of being guaranteed you have clean title.

I buy and sell land.  I received a call from an elderly lady today in Albanay GA.  She owns two 5 acre parcels.  Both have wells and one has septic.  I am looking for an agent that can help her sell these properties.  I can't giver her what she needs.  Anyone out there who knows the local market let me know.

I am looking at a piece of land in California that is rural in nature.  5 acres, it looks to me like there is recorded easement for a roadway that was never developed.  I am attaching the language from the report as well as the parcel map.  It is lot seven and there is a road on the parcel map but it was never cut in.  It is only 700 feet.

I would look at the county assesor website and see if the have GIS or mapping service.  You should be able to find the parcel that way.  Many undeveloped lots do not have an address.
