I will buy and sell over 100 parcels this year.  I buy in around five states.  For an all cash purchase it should only take about 10 business days.  72 hours for title search.  Everyone agrees on hud and then docs get emailed out.  The key is finding a title company (or attorney) that wants your business and will hustle. I have two deals in California that I am at two months on also.  The title company is dragging their feet.  All I can say is be very direct in what you are looking for and if they cannot provide the service to your standards move on.  

When you are working with a lot of volume a great title agent is worth gold!

If anyone can recommend a realtor in the Colorado Springs area (El Paso County) That specializes in land I would appreciate it.  Thanks

I buy and sell a lot of Vacant land.  Recently I purchased a 10 acre Parcel in El Paso County Colorado about 45 minutes east of Colorado Springs.  It was assessed by the county for 27,000.  I have an easement for access.  I bought title insurance.  It is zoned A-35.  I had the piece of land under contract to sell very fast and the buyer was a builder who was going to buy the land.  When he called the building department to make sure he could put a house on it, The building department stated this land was illegally split because back in the 80's the owner split it within the family and did not get county approval for parcels under 35 acres and it is a dead parcel with no development available.  

I have paid an attorney more money that I want to find a solution and they want  me to sue the title company.

Has anyone had any experience overcoming this obstacle with the county.  I just want to be able to throw a manufactured home on it (or sell it so the buyer can do this)

I Focus on using direct mail to find vacant land deals in multiple states in the US. I now own or am under contract for about 10 parcels of land from 2.5 to 10 acres in Bay County Florida. Most of these are near Fountain and I am looking to move them for 5k to 15k. I am looking for a hungry agent to list on MLS for me. I have photos and video of most parcels.

Get a cheap title search done.  Buy the land for $100.0 and get a warranty deed.  Look at the last few deeds and inspect the chain of title.  If you plan on selling the land to an end user who wants title insurance they will probably make your seller sign an affidavit that they transferred you title.  I have done this about 50 times in the last 12 months.  You can message me with specific questions.  As long as your title is good just make sure you know when taxes are due.

Vacant land is not a perfect market.  Really the land is worth what you can sell it for.  You can track down comparable sales, but they will probably be few and far between.

You say you are the owner so closing cost should run $1000.00 total, hopefully you can split with buyer.

1. Contact the owners of the two houses, they have the most use for the land. - You can mail or call them, find phone number on intelius.com

2.  Put up a for sale sign in the yard (or higher someone on craigslist to do this for you).

3.  Start running 3 craigslist ads a day  in local markets, you need have pictures, and know uses of the land Can you drop a mobile on it)?

I have purchased over forty parcels of vacant land in the last 10 months.  People are not selling because they can't afford the taxes, the taxes are a sign they are done with the land.  Most of my parcels fall into  three buckets they inherited the land, they haven't used the land in 10 years+ or they bought it with an ex spouse and are now divorced.  Like all direct mail in real estate many of these pieces have problems.  Solve the problem and make some cash.  

I bought a parcel in California and agreed to 3400 purchase price. Owner had 400 in back taxes and 1600 in back POA. I cut him a check for $1400. I negotiated the back POA down to $500. I sold the piece 90 days later for $9999.00. I closed on the sell through a title company and they wanted my seller to sign an affidavit saying he sold me his interest. They were having a hard time getting in touch with my original seller. I called him one afternoon and he answered. He had just driven 2 hours to get the document notarized for the title company. He thanked me for helping him get rid of this piece of property that had been a hassle and he had not visited in 25 years. He was not angry I was selling and making money, he was happy to be done with it.

Sell it to someone who wants to run Mobile home park or sell it to the existing park.   I sold a piece of land I acquired next to a mobile home park in Florida.  There were wanting more land to expand on to.
