Help with promissory note and deed of trust.

I have a small deal I am trying to close on a land flip in Colorado.  My seller is paying me $10,000 in cash and 10 payments of $1000.00.  I called first american title who has closed 4 properties for me in last 6 weeks and asked them to create documentation, they will not.  They asked me to get deed of trust and promissory note created by attorney and turn in with the deed, Is this normal?  Any advice?
