i don't believe in that breed specific crap, a dog is a dog! either allow them or not.
right now the dog is a pup, i would do nothing right now, because most people don't realize how much work dogs really are, and get rid of them, hence pounds are over crowded. after the year lease is up evaluate the dogs temperament YOURSELF and see if dog maybe a threat to the public.

IMO every dog should be evaluated individually.

instead of going back 6 months try a year, and 3 high comps are good.

Most 240V appliances need a dedicated circuit. The voltage isn't the issue, it's the amperage. Everything on the line must be able to run at maximum amperage at the same time. A dryer runs at 30A, and a water heater at 20A. You'd need a 50A breaker and a #6 gauge wire. It's probably cheaper to have them separated.

I'm not an electrician, so it may be against code for some other reason.

EDIT: Apparently it IS required by code for major appliances to have their own dedicated circuits.


thanks mark i did run a dedicated line for that water heater. i actually used to pay a guy $250 to install one

Screen hard, be thorough, don't let the losers into your units to begin with and it will seriously cut down on your eviction rate.

just curious of the people with 20+ units. How many people a month do you take to court per month? and How many do you actually evict per month? and are your units in an urban area or suburban area?

As far as the bid for $3,800 is concerned, I actually had 6 contractors bid for the work. I have another 2-plex that needs a new furnace, so I told the contractors that if they give me good price and do good job, they will get the other property as well. There was one contractor who bid a little lower ($3,700) for the work, but I felt more comfortable with the contractor I am going with. He explained me in detail what needed to be done, which made me comfortable. Thanks again you guys! If anyone of you were in or around Chicago, I would have taken you guys out for beer. :)



if only a couple of hundred difference more use reputable contractor...i'm still trying to find guys that put in an AC unit in for me

generally a basic insurance policy(HO1, DP1) covers wind damage,fire damage, and vandalism.

if tenants cause fire, the same if they vandalize? i would say yes.
