Good Morning @Account Closed The midwest offers such a good variety of rentals, just depends on what kind of real estate you are looking for.  Some of the secondary markets are really good to, just depends on the market and what you are looking for in a property etc.  But Ohio is a great place to start!

Hello @Jay Hinrichs In Toledo, I see the average C class around $30k to $38k per door, a B class around $42k to $50k per door and an A class anywhere from $60k to $100k (Depending on the area).

Good Afternoon @Lance Stokes The very first thing I would do is get your core 4 in your pocket!  Understanding OOA markets can be tricky.  If given an opportunity, I would plan a trip to these areas.  Spend a day in each area and drive around to learn the areas, the local traditions etc.  Ask questions, talk to multiple people in different areas of real estate and find your niche in these markets.

Good Morning @Michael Tempel I looked into CoStar, is this only for commercial style properties?  I requested a demo a few times but cannot seem to get a response.  Just curious if they do all properties or just a larger property.

Hey @Ryan Maguire It almost sounds like your houses has built before 1975, if so, this is sort of normal unfortunately.  I would Scrape the basement walls, tuck point any loose areas and drylok the walls.  Toledo Basement can do this and more with warranty so that would be another option to figure out how to resolve.

Hello @Max Newbe I sent you a message however, the one issue you will find in Ohio is Property Managers.  I manage in Toledo but I own in Cleveland and Akron and it took me three years before I was comfortable with my PM in Cleveland.  I decided to self manage in Akron because I still did not find a PM that was decent.  I do have a PM for my Tampa properties and have been completely satisfied with their services.  

I also noticed, as I grew in these regions, that I was asking, what I thought, were the right questions but I missed everything else.  I changed my focus from the (Why do you charge for this, why do you bill me for that), to, what services do you provide.  Truly, you get what you pay for.

 I have a mix, but it is primarily single family properties.  I like Goodyear heights and Firestone Park the best, I do have some properties in the Ellet and West Akron areas as well.  Overall happiness with my tenants, they stay, they do not destroy my properties and they are generally good on payments which in turn, my properties cash flow.

Hey There @Lesley Whitley Sounds like you are looking for secondary markets.  I personally invest in Akron, OH and it is my best performing portfolio (I also invest in Cleveland and Tampa).  At the end of the day, everyone will give you a different answer.  I will send you a message here shortly!

Hey @Brandon Kabernagel Sounds like you are on the right path!  I personally started my investment in Cleveland in 2013 and it was not bad at that time however, I am liquidating my portfolio as I am more of a secondary market investor (Dayton, OH, Akron, OH and Toledo, OH if you are looking at Ohio specifically).  Nothing wrong with the major cities but personally, that is what I prefer.  I would be happy to chat with you if you would like!
