At least you are being active @Alex Shaughnessy, I have seen some owners not insure their property at all, and have later regretted it.  I would recommend @Jackelyn Lee to look at this one, she is amazing and knowledgeable of insurances!

Great question @Tony S. I think it depends on the size of the unit, materials you are using, etc.  I have seen renovations on a 3/1 home for around $7,000 and I have seen them for around $20,000.  I do not mind paying a little bit more for a quality return.

Why not just pay an agent a commission and not worry about it and remove liability?  Let the agent take care of it.  If you do not want to pay a commission, have an attorney review the offer.  Personally, when I am on the listing side, I ask for Proof of Funds and I call and verify the information on the letter or bank account.  If it seems fishy, the offer is presented to my client with my findings.  At that point, my client looks and decides how they want to proceed.

Definitely consult a lawyer however, if she has not paid rent, do not accept any rent and serve a 3-day notice (I am in Ohio).  Once you serve that notice, you cannot collect any rent.  Send her to eviction court, the judge will most likely give her two weeks to vacate.  Again, this is based on Ohio practices.

This is a great question, I am putting my Human Resource hat on now ;) Take a peek at the property at night and during the day, research the property, rent rates etc.  Go to Social Media and see what people are saying, it is important to know what you are getting into as well as how you can make improvements.  

When I interview someone I always ask, so what do you know about us?  It is important to have information on the organization, no one is asking you to be an expert.  After you have done light research, bring some tools to the table and showcase your talents.  If you have never worked in the industry, use this forum to assist in skills that you may need (Negotiation, Awareness, how to problem solve etc).

Good Afternoon!  I went ahead and sent you a message so we would connect and go over your goals.  One of the most important things you need to do is find a happy ground!  In my experience, the #1 mistake most of the investors I talk to does not do enough due diligence when selecting a Property Manager. Especially when you are purchasing homes that are not local to you, you need to do enough research!. Not just for a PM but also for your agent!

Investors mistakenly ASSUME all PMs offer the same service and perform those services the same way. So when you are talking to PMs who do not have similar services as another, you may think their prices are high when in fact, they are lower than anticipated.
