This is a great question, and one of the best threads I have seen @@JD Martin, I would say that I have not been too bad.  I have quite a few Realtor friends who are struggling and it is because their client base is not diversified from what I have seen.  Not saying I work with every type of buyer/seller however, I work with a wide variety of shoppers.

Just like when you are looking to buy properties, same goes with investing. I have buyers/sellers that are looking for single, multi, commercial, mixed use etc. From Cash to conventional, even FHA. Being diverse is one of the most important things that I stress to everyone that I network with, work with and have conversations with.

Hey @Ben Morand I have been investing in Cleveland for about 9 years, I am finally pulling out of there and going to other areas of Ohio.  Realized that my money could stretch better in other markets unfortunately.

Good Morning @Scott Hamilton I am a little biased on the Ohio Market, I have been investing in large and small cities for about 9 years and doing very well.  I also have properties in Florida and while they are doing well, they are also not ideal for the traditional investor.  I would suggest networking and making sure you have your dream team (Realtor/Deal Finder, Property Manager, Contractor, Lender) to make sure that you are completely comfortable in the area that you chose.  The property might flow nice, but if you are missing one of your core it may not be as nice in the long run.

Hey @Austin Shade I could not agree more with @Remington Lyman, in order for you to have any success you need to have your Core 4.  I am in Toledo but I invest in Akron (8 Years) and Cleveland (9 Years) and there are great opportunities in every area that you are in however, without your dream team in your pocket, you are not going to be really successful.

I agree @Corey Frank I bought my first portfolio in Cleveland in 2012 and I am getting out of there now.  My properties have decreased significantly even though most have brand new roofs, siding, complete interior rehabs etc just within the past 5 years.  I can't wait to get out of there.

Great information and outsider look to Toledo @Brian Ploszay, I am also curious if you have ever been to Toledo. I often love talking to others about Toledo and I completely agree with what @Dave Poeppelmeier covered in his response, very nicely written.  Just some food for thought on the future of Toledo though and why investors and people are moving back:

Over the last five years, the investment numbers are truly astounding, Downtown Toledo suffered and was not prepared for the 70s and 80s which brought a huge decline to the city.  However, major companies are coming back to Toledo and are making big impressions.  For example, Just in the downtown area, there was $75 million put into renovating the steam plant creating ProMedica’s headquarters. There was $40 million spent on renovating the Renaissance Hotel. Work at the Tower on the Maumee - $40 million, The Berdan Building - $35 million, Hensville - $20 million, the Toledo Lucas County Main Library - $12 million. And that's just a quarter of the billion dollars spent the last five years.

Local leaders say renovating the steam plant into the ProMedica headquarters in 2017 brought jobs, enthusiasm and momentum, setting off a shockwave of development and investment, and it’s being felt throughout the downtown streets.  ProMedica President and CEO Randy Oostra says in the last five years there’s been $1 billion invested in Toledo. And he says there will be another $1 billion in the next five.

What is really awesome is for the first time in the history of Toledo there is this huge engaged business community working with the county, city, port authority.  But Toledo’s best days go beyond the aesthetics downtown and there are already discussions on what might be the next neighborhood.  At the end of the day we are revitalizing, Detroit’s gone through it and is on the incline even Cleveland’s had its' own renaissance, now it is time for Toledo to flip the script!

Congratulations on making the next step @Petar Tosevski Hondros is where I send my agents, they have a great program, they are thorough and they also offer a blended class as well (Online and in Classroom).  Plus their compucram (It is additional) is totally worth the additional cost (IMO).  If you ever need assistance through the process just reach out!
