Use Heloc for cash purchase & then refinance. There are mortgage brokers who do not require seasoning but go off of ARV. They are few but that is best way to pull most if not all of money out to pay off Heloc so you can do it again.

Use your Heloc.  Cash up front makes it easier to negotiate from strength.    Also the Heloc interest is tax deductible if you use it only for rental.

It's much easier to sell a sfr than an apartment complex

I've used Enterprise Realty, Mid South Home Rentals, Ryan Tucker, for 8 years now and he's straight shooter.  Has never steered me wrong.

Important you consult  your accountant,  but it's my understanding you use the Heloc strictly for the investment & do not mix personal use with the investment use so the interest is tax deductible.  A side benefit to the Heloc,  whether you use it or not, is it poison pills or gives you asset protection on that property.  Like the others I've used Heloc several times to cash purchase & paid off with refinance.  Good luck

replace the cord.    It's easy & the correct way to do it.     All you need is a screw driver in most cases.   The cord hooks to a terminal block with 3 screws or nuts.   the center post is the ground
