Having been in the appliance industry for over 50 years....Most local independents will price match to Home Depot or Lowes if given the opportunity & service will be much better before, during & after

Beware that any item that uses water and sits any length of time will likely leak later on as the gaskets dry up from non use

Heloc interest is tax deductible as long as you use it only for rental purchase.    Heloc also poison pills you in case of law suit on assets .

With over 50 years in the business I can attest the previous posts were spot on.  NEVER have them do the installs.  Whenever possible buy from locals who will match price and give better service, as in they have it in stock where the big 2 seldom do

Like other areas in Memphis there are good and  not so good areas in that zip code, 38128.   Boots on the ground there to access are necessary.

I use HELOC to cash purchase property and then refi after rehab to pay back HELOC. HELOC interest in tax deductible as long as you use HELOC for only investing purpose. Depending on ARV you may have to use rental income to pay it back all.

I live in Oregon but  1031ed all out of state because of ability to get greater roi without crazy tenant laws to red states

Yes you & I stared serious investing when I was 62.   Be an investor, not a landlord & leave the day to day stuff with a good property manager.  Start NOW.   Good luck
