Probably  affecting renter's paychecks & creating past due scenarios

If you check around there are some mortgages available after only 90 days seasoning

Little things that can add up to  be big things financially like garbage, water & common area electrical, landscaping.   Also if roof is flat or pitched add to maintenance costs.

1. I would start with a duplex & house hack it into other units as equity built in the first.   It's a snowball affect.   

Have used Picture Perfect Inspections many times successfully

Mayor can veto yet & definitely will be court tested by landlord association

Two schools of thought

1. No further responsibility for maintenance

2.  In a competitive market  it can be the difference like a range & refrigerator.  Then there's the in & out movement of theirs tearing up your house.  Also if theirs leaks they're less likely to fix ruining the floor.   If yours leaks they're more likely to call for service.

Haven't found any HUD houses lately worth bidding on. Years back purchased 3 SFRs from them. Average turnaround was 30 days. Good thing about HUD houses are you know title is clean, no surprises backside
