Have you considered mobile  home parks?   Seek out property managers for disgruntled owners.

Under $1400 month go coil.........over $1400 glass because in that price range people expect more

If you're going coil the best is either Hotpoint or GE (same company) for performance & durability because of the coil terminal ends & receiving block.

Looking for small apartments, 4-10 doors in C+ or better neighborhoods. Currently have several SFR & 1 small apartment. I know the areas vary wildly from block to block in nice versus war zones there.

Currently working with realtor/property manager.   If I locate property would welcome responses.

First thing is to build a team in the area , starting with a reliable realtor.   
They will know good repair people & property managers to interview.
