Matt, contact the best couple of RE agents and get referrals for RE attorneys. I know one in Austin who could write this contract. Let me know if you need his name. But that's the safe way to do it.

@Shay Reynolds Hey Shay, how did your project work out? These types of development opportunities seem to be the way forward right now as the margins in flipping are getting tighter. Just curious and hope it worked out.

If appreciation is your long term goal and cash flow is less of a priority, then I'd target SF props in the best school districts of San Marcos or New Braunfels. But that's just me thinking about what you stated your goals are. Best of luck! It's a great time to be an investor out here!!

I've been investing in Denver Heights for awhile now and I am an active landlord. I have had zero issues in three years with gangs, etc and neither have my tenants, "as far as I know". And I'm in pretty regular contact with them. We did have a drug dealing issue with the next door house, but over time with some pressure on the RE investor who owned the property, and working with the police, we turned that situation around. Now, another investor owns the property and has good tenants. I hope that we are changing things for the better by rehabbing these old properties and bringing good tenants in. I think we are...house by house.... Also, there is significant planned development coming to the neighborhood just 3 blocks away. Just my piece!

Hello Jeff, I'm an investor here too...really just love this area and want to do more here. If I had the money I'd invest it in putting in more German themed bars and restuarants, etc. see my last name. I own one MF and am looking for more! This will be the place we escape to once Austin and SA get too frustrating for us all!

Good job Kristina, I have a triplex near you there in Denver Heights. Nice to see others developing in the community. It's getting nicer in there. I was over there recently turning over a unit myself. Good job on your reno!!
