@Steven Mitchell Yes, I do look at the MLS. My last one I got of C-list. D heights should return better than 1%, but you just have to be really good at your landlording systems. Good systems and processes will curb the risk of these tougher areas. But don't go too low end into a war zone. Whatever the level would be below DH, I wouldn't venture.

Steven Mitchell 1.4% rent ratio in Denver heights. It's changing in there. Best cash flow I've seen in SA if you can properly place tenants.

I"m building two homes in Seattle: Bothell and Auburn this year. It has not been easy finding lots. My partner and I are looking for more but they are hard to find.

Robert Morgan I would pick up Trowbridges book on syndication. Joel Block and theRE guys have great training for this. There are a lot of moving parts legally and operationally. You could pull it off by yourself sure, but getting the input of pros my put you way ahead of the game.

Easiest way is to house hack your first one. Getting the second requires some finesse as you're putting a contract on another home and marketing your existing occupied house. As long as you get a lease before your earnest money goes hard there is only the risk of time. Go for it!
