I'm dealing with a similar issue next to my triplex. We've managed to shine the spotlight on the operation next door quite a bit through working with law enforcement. But to take matters further, I've decided to write a personal letter to the owner and ask if he might want to sell his place for cash. My thinking is that the owner might want to get out of owning a rental where his tenant are dealing dope. If that's the case, I may be able to do a wholesale deal by assigning a contract to an investor. That way we can clear it out, renovate and redeem the place! I love that is this possible--redeeming these homes and this part of the city! But, not sure how successful this will be. I'll share my results after I send my letter.

Hey BP community-- just wanted to intro myself as I'm a newbie here. I live in Austin and love it!! I live work and invest here and in San Antonio. I'm looking to learn from all of you and get to know this community better. I'm working on forming a master mind group in Austin right now and having a lot of fun. I'm also a member of Lifestyles Unlimited although I must say I know very little about them so far. In fact, so far I'm getting more out of BP. Great to be here and I hope to also contribute as well to this community.

i agree with Joe Picket on this. Austin is a great market, but its an equity game. 

For value and cash flow look at SA, Kyle, Leander, etc. Best strategy for A-town is the owner occupied strategy that you convert to a rental.
