I am interested in talking with someone who has experience, knowledge or ideas on an unique situation. I currently own a 1,500' house in a great area of Austin that land values are skyrocketing. The particular lot is .83 acres and has become quite a chore as well as expensive to maintain the property. I am now ready to sell. I bought the property to be able to place a small house in the back after the local ADU laws were modified yet can't afford to complete the dream. I am torn because I am so passionate about the small house idea and really want to stay in the same neighborhood but how does one sell a house and move into the same back yard as part of the agreement? I already own a small house so it would save a ton. Have you ever heard of a house being sold with a separate renter on the property? Is it possible to allow permission to divide land with a fence or a specified rental term in an agreement to be accomplished after the sale of a house? Is this even a good idea at all?

You could attempt to subdivide the land with a Permanent easement for driveway access, then sell the main home on a smaller lot.
