Retail to restaurant build out cost estimates

I am curious if anyone has $/sq ft estimates on converting and empty retail site to a restaurant. The retail site is 20000 sq ft. I would like to take about 6500sq ft on the end of it and create a restaurant. I am in New Braunfels, Texas if that helps any. I would obviously need water lines, gas, grease trap, 25-30 ft of hood space, 2 restrooms, a full kitchen area with drains, a full bar with beer lines, coolers, etc. There is plenty of parking and such, all money will be spent on the inside and a brick/wood facade on the outside. IF anyone has any websites or knowledge to share it would be much appreciated. I have about an $1 million budget plus whatever TI I can negotiate.
