Non Guru - Mentor Proposal - Co-Wholesaling Opportunities - Joint Ventures

I see a awful lot of requests for Mentoring on BP.

Here is a Proposal for you

If you have the financial ability to get a deal on the table, I will help you every step of the way, at no upfront cost. Just be willing to share the profit on your first deal, or as many deals as you need. I trust that sounds fair?

Here is what you will need to Wholesale a Deal

Send out 2 postcards. One for Cash Buyers (I have Nationwide Data Base)

One for Absentee Landlords. Have to buy that List (about $80 to $100)

Post Cards are around .40c each)

Little bit of Data Base work and set up the cards. (about $80.00) I have 35 years experience in Printing, Publishing and Marketing.

If we get an offer accepted, we will first try "Option To Purchase Agreement" $25.00 deposit. They keep that if we don't re-sell.

If they say no to Option, then you will need a Earnest Money Deposit of at least $500.00. If property is in the 100's of thousands value then EMD will be more.

Many more details, but that is enough for now. Everything you need to know, will either be recorded on my screen with Camtasia Software or on the weekly Webinar.

I just started working with 2 people, that have agreed to the above. "Market Selection Webiinar" is recorded and on Google Drive. PM me and I will send you link to that one, you can review it and decide if you want to proceed. We would then sign a simple Joint Venture Agreement.

Other than the $80.00 I need to set up Data Base and Card Design, You will not pay me one penny upfront. You pay Card Printer direct, List Source direct and EMD goes strait to closing agent and held in escrow.

Unless I make money for you, I get nothing. I can assure you, this keeps me highly motivated in your favor. Regardless of how it turns out, you will have a whole lot more knowledge than you do today. (Documented and Recorded Knowledge) to fall back on.
