Things that affect value here:  crop type, water-well or district, type of irrigation, utilities, tons per acre, water rights or shares, dwellings or homes, soil class (1, 2, 3, etc), mineral rights.  American Ag bank and Yosemite Farm credit do ag land appraisals around here.

@Damian Garcia  I'd call several and see who you get along with well.  Marcus Haney at (209) 847-7475 with Haney Real Estate, very good guy.  Shana Gates with Craft and Bauer (310) 746-6232 does ag as well and a good trustworthy friend.  Last try Donny Rocha with Terra West Group  (209) 606-5767 they do dairy and tree-crop ag.

@Damian Garcia Hi I’m also in Modesto and I come from an almond farming family. You would be best served to use an Ag specializing, local, RE broker. Ag land is valued based on production, the easy way to explain it is lbs/acre. Production output varies even within the valley here, some dirt is much better than other. Also some land has better irrigation, either acces to canals or wells and systems installed. A local broker who specializes in almonds would know the value of these things and if representing you would help you not overpay, etc.

@Account Closed and others are very clear that a bad PM can ruin you, and when you have PM’s that are breaking the law they should be exposed.  For now though I don’t want to do anything to jeopardize my attorney’s work.   I am glad that the IREC saw through his nonsense tho, and had to post it since it’s public knowledge.

here's the latest update in my story with this property manager in Fort Wayne IN...his actions caught the attention of the Indiana Attorney General and his license is now suspended from any practice of Real Estate.  I've attached a link to the final order from the IREC with his disciplinary action.  Have you heard of him?

Hi Lee, you'd want to go down to the county assessor's office.  They may have you go to the recorder's office also for documentation, but the assessor should handle the nuts and bolts of it.  You can rent it out legally without adding a separate address though.   A friend of mine just has a requirement for tenants to have a PO box for mail.

Hi Anthony, FW has a very active Vibrant group of investors! I'm based in CA and have been investing there for some time, also family in and from there. Search "Fort Wayne REIA" and join the closed Facebook group and there's 700 some odd people to network with. There's a lot of good local knowledge that just has to be asked and they're great with advice. Welcome to the club :)
