@Gopinath Chandra watch this new rent control bill coming through the pipeline.  Modesto is full of people screaming for rent control so it should be something that you at least consider.  When the dust settles we'll see how it all shakes out.   It might affect the rental market and how good a deal this multi family complex might be.  The Modesto Bee tries to get people all crazed up for rent control, so there's a lot of clamor for the bill to pass here around town.

Hey guys, glad I found this thread!  I'm new to the Biggerpockets community and am just exploring it.  I've been investing in the Fort Wayne area for a couple of years now, from out of state.  I couldn't believe what I saw on my Zillow zestimates, and thought that somehow the website must be screwed up or something!  But glad to hear you guys confirming what they're saying.  Anybody know what's contributing to the zoom up in prices?  Its happening in CA too, but i was always told that the FW area NEVER increased by more than 1-2% a year.  Any input, things happening?  Thanks!
