Ag land with almond orchard

Hi there, intrested in buying ag land with almond orchard already established. Between my neighbor and my self. Question is how do i value the property? And generally if i buy the property how would i go about joint venturing with the same person to farm those almonds there? Thank you. In the modesto area of California.
