Hi Maria, I’m in Modesto.  Since your income properties are in Modesto it would be a good idea to join the Modesto Facebook groups and come check out the meetup as well.  I run one of the FB pages, there are many of us locals who would be able to give Modesto specific advice.  DM me for details if interested.

Sounds good, pop in and introduce yourself!   I've been super busy the last few months so it's been a bit quiet in the group but lots of knowledgeable folks in it.  When I get a couple of projects off my plate I'll be engaging more in it myself!

Hi Victor! I’m in Modesto, born and raised, and have rentals here.  I run a Facebook page for Modesto area real estate investors, you can find by searching in FB for “Modesto Area Real Estate Investors.”  There is a local Meetup for investors here as well, we get together the 2nd Thursday evening of every month at Direct Appliance on McHenry.  Solid group of people willing to network, teach, and learn.   PM me if you have any questions about investing in Modesto, nice to meet you!

@Pablo T. congrats on your pending purchase!  I’m also in Modesto.  You should be able to make any necessary repairs, however you’ll want to read over the lease that the seller gives you to see what time frame they wrote to have to give notice for intention to enter.  Also be prudent and mask up if going inside so you can say you took all necessary precautions.  FYI we have a modesto area investors FB page that you’re welcome to PM me to join and network with local investors!

Hi Edward, there is no formal REIA in Modesto. However there is a good group here that is active! I have a FB page that is for local landlords and investors to network and there is a Meetup group that gets together monthly. PM me for links to both!

HELOC's are a wonderful tool and I use 4 of them regularly, but like Ryan said you'd need to be confident in your rehabbing skills and process or you could become homeless if things go badly. Hard money loans are good but expensive, because they have no relationship with you so no idea how risky you are. Private money combined with your HELOC or personal money is the best way to start IMO. Someone that has a relationship with you and is willing to partner with you when you're more risky in the beginning. I'm also in Modesto and flipping is tough around here right now, homes in bad shape are still listed with retail price tags. Once you figure out your funding you'll have to really hit the streets door knocking or mailing to find people willing to sell that a realtor hasn't convinced to list for top dollar. Good luck!
