I was reading that some other companies are developing similar items, and it will bring down the cost, they estimate in the 300 to 400 price range. since I wear glasses, im looking forward for it to come out. glass manucturers are ready with the lenses.

I think some buyers get turned off on garage conversions, and would rather it was left as a garage.

i have to agree with j scott, he has a great list. i find, most individuals want a turn-key operation. they want something that is 100% ready to move in after closing. anything short of that, and people want you to deduct huge amounts from the asking price.

i think its best to stick to a area that your familiar with. part of successful investing is knowing the local market and what area is a good investment and what area isn't.

i use a low cost approach, and I've had good success. i bought a adt alarm sign and a camera sign, and put them out front. i bought 2 fake cameras. in the inside i have two lights attached to timers and a cheap radio attached to a timer.

I don't think you can do a high end kitchen for that price.

ive purchased my pad locally from the classifieds and lay it down and also the tack strips, and then have someone else install the carpet. some of the guys ive bought the pad from are carpet installers, trying to make a quick buck on leftover material.

i owned a station years ago, one of the biggest issues was if the soil is damaged from tank leakage. I'm wondering if its been reduced because the ground in contaminated. cleanup is very very expensive, unless you have insurance to cover it. when we were in the business there was concerns from spillage on the ground eventually soaking into the soil, that was a new area the e.p.a. was looking into. also just because a station passes its tank tests, you can still have contaminated soil, from a delivery driver "missing the hole" etc.

i would put a closet in, if the new home owner down the road is not happy with the home, it gives them some reason to try and undo the deal, of course they probably won't be able to, but you'll have to spend money on a attorney, which costs more that a closet. just my opinion
