congrats, what an accomplishment, you should be very proud of passing the exams at 18, It shows a lot about your character, and in my opinion every broker should be fighting over your services. keep up the good work.

Darren,

I wouldn't worry about the rehab costs if your going to wholesale it. most of your rehabbers already can look at a property and have a idea on the cost. when someone offers me a home, I will make my own analysis on what it will cost to rehab the home.

I asked ogden city about a similar issue a few years ago on a duplex that was non-conforming, they told me it was quite common with the larger older homes, were converted to duplesx, triplex, etc. and years ago the city had no issues with it, except it was labeled non-comforming. but he did tell me , if it would burn down, you could only replace it with a sfr, since that's what its zoned for.

I agree with j. scott, time is money. I try to use the same products from house to house, I always buy extra, it a pain when you run out of paint or flooring etc. so I buy extra and keep it for the next house. a efficient system will get the homes done quicker and make more money

ebay has been great for door hinges, bathroom and kitchen hardware, door knobs, tape, bulk screws and nails, etc.

ive used it before, generally its a great product. I would use it for a rental property. on a flip house I wouldn't , mostly because your painting over a "old tile design" and most buyers want more up to date tiles.
