I was told in las vegas the inventory level has almost doubled from this time last year.

currently in Utah theres no 40k deals that rent for $1200, to achieve that , you may have to choose a different market.

I have a 4 plex myself in ogden, is the $850 including utilities? i average in the 700-775 range without utilities, and my units have been remodeled.

I would sell. if the market takes a downturn, you could be even more negative, and at that point make the home harder to sell and walk away with any money. You could take the profit and reinvest in a cash flowing rental or put it on your current home and have more equity in the home.
