welcome, I would be very interested if you could tell us what the real estate market is like in England at the current time. I lived in England for many years, ramsey cambs, and Northampton area, and blackheath London.

also, my local home depot store, holds classes on Saturdays on many home remodeling projects. and the classes are free. you could also volunteer on a job site and learn. I wanted to learn concrete a few years ago, so I volunteered with a concrete crew for about 2 months, and I became pretty good at it.

great topic, I have a home in southern highlands, and my renter was suppose to move out this month and purchase a home, but he called the other month and extended the lease for 1 more year. im probably not charging enough

dan, the short answer is no. it takes experience to perform at budget. most of the guys who make a small profit, its usually early in there career. as they do more homes, they get a better feel for the actual rehab costs. even experienced investors will sometimes overlook something, but its usually pretty rare. the more homes that you do, you get a better feel as to what the home will sell for in a particular market, that just takes experience.

shopping, shopping, shopping, that is what I do. but not at the mall. I search for appliances on sale, flooring , etc. store it all at my house, that saves me a lot of time when I do the rehab.
