Welcome neighbor! I live in Overland Park as well and love it here. I’ll be the odd person out and say most of Johnson County in general isn’t great for investing. Market prices are so high here that cash flow is a real challenge. Of course there are exceptions to every rule but instead check out the nearby communities of Belton, Independence and Grandview. At the very least join us at one of the BP Meetups that take place monthly. :-)

I followed @Ian Reeves advice and called Glenn Fallis at AHI. He sells policies for American Modern. I would also check out Brian Rauber with Rauber Agency. He does the insurance you'll need for vacant house during a flip and he's (dare I say it) cheap. 

Good grief @paulsandhu, thats crazy! And I live in Kansas. 

@Jeff Howard, have you checked out Evolve Property Management? They only do STR but are very cost effective vs using a traditional PM company.
