Welcome neighbor! I live in Overland Park as well and love it here. I’ll be the odd person out and say most of Johnson County in general isn’t great for investing. Market prices are so high here that cash flow is a real challenge. Of course there are exceptions to every rule but instead check out the nearby communities of Belton, Independence and Grandview. At the very least join us at one of the BP Meetups that take place monthly. :-)

Went on market today. Well maintained 12 unit multi-family property in historic Scarritt Renaissance neighborhood in Kansas City, Missouri. Two identical buildings, 3 story,  6 units in each. Rehabbed but maintaining historic charm, each unit is an extra large 2 bedroom, 1 bath with large living and sun room. Shared laundry in each basement with additional tenant storage spaces. Both back and front entrances for each door, secure entry with keypad. Paved parking, some covered in rear. Close to bus line and downtown. Easy to rent and cash flow immediately. Landlord currently pays trash and common area water (laundry) and gas (heat for foyer) only. All other utilities are separately metered. Under local property management. Insurance $3850. Taxes $5260. I followed @Ian Reeves advice and called Glenn Fallis at AHI. He sells policies for American Modern. I would also check out Brian Rauber with Rauber Agency. He does the insurance you'll need for vacant house during a flip and he's (dare I say it) cheap.

Good grief @paulsandhu, thats crazy! And I live in Kansas. 

@Jeff Howard, have you checked out Evolve Property Management? They only do STR but are very cost effective vs using a traditional PM company.
