There are a couple of ways to approach this. In my view, if you already have soft commitment from passive investors (and it sounds like you do), the most efficient way to approach this would be to find and partner up with an operator who you know, like, and trust and who already has relationships with brokers as well as the infrastructure to take deals down.

Thank you so much for this.

Hi BP Family,

My husband and I have found a some investors to work with that are only looking for 50-100 unit apartments or 200-400 unit complexes.

I wanted some advice on how to find qualified brokers that may know of off market deals or someone who focuses on large deals?

Thank you all in advance.

Hard money if you're feeling confident in the deal. You could also syndicate capital from family and friends.

Also, you can beat all cash offers with more attractive terms - better closing dates, more security, better purchase price, etc.

When you say feel confident. In your opinion, what does a great investment numbers look like.

Hi BP Fam,

I am still looking/working on my first commercial multifamily deal in Florida where the real estate market is hot. What is the best approach for creative financing when many investors are paying all cash or are institutions?

Thank you.

Hi Team,

I am looking for my first commercial real estate investment. I am looking for a multifamily residential apartment complex that has no less than 13 units in a B or C class area of Palm Beach County/Broward County, Florida. The price range I am looking for is from 1 million to 10 million.

If you guys know of anyone selling, any brokers in this area, or have any deals your friends or family are not wanting, feel free to reach out and send them my way.

I look forward to connecting with you all!

You should not have a problem with those criteria. Are things really trading for $750k a door Class C?

Woah, 750k/door. I havent seen them that high but i have seen some 300k per door.

Very hot location with low cap rates. Curious to see what you find.

Very hot market right now! I am looking in the orlando market as well since the cap rates are just a little higher up there.
