@Ronald Rohde. Thank you so much Ronald.  There is a trend here.  From the comments is it important to be specific. I will make sure to mention that when I speak with brokers!!  Do you suggest any ways to keep the rapport going?

Update them when you close deals, ask their opinion on the market.

Thank you so much. I will start implementing this.

@Scott Wolf. Thank you so much. Unfortunately I do not have experience in commercial yet. Only residential SFH investing. I do see you are from the Boca area. I would love to connect and learn more about your experience.

@Taylor L. wow taylor.  Thank you so much!!  One thing I have realized are brokers are not always willing to talk.  Besides the specific criteria, what are a few ways to make them talk to you?

Hello BP,

I am switching to the commercial real estate investing side and am looking to find brokers in my South Florida area to connect with.

Besides using LoopNet, referrals, and Google Search, what are other ways to find great brokers?

Also when choosing a broker to work with, what are some qualities I should be looking for?

Thank you Everyone in advance.

Investment Info:

Condo buy & hold investment in Royal Palm Beach.

Purchase price: $180,000
Cash invested: $23,000

With the rents going sky high in South Florida, I decided to buy my first condo to house hack. My boyfriend and I live in the master bedroom and I rent the other room out.

With my roommate and boyfriend contributing to the mortgage, I literally pay $0 towards the mortgage and cover only electric and internet.

What made you interested in investing in this type of deal?

I was interested in this type of deal because of paying other owners property mortgage down, I wanted to build equity in my own property to pull out a HELOC to invest in future deals.

This is awesome @Michelle Dong! Congratulations and wishing you more properties in the future!!!

Thank you so much! Many more properties to come.  Next stop 17 units apartment complex by Dec 17 2022!

@Michelle Dong That's incredible that you aren't having to personally put any money towards the mortgage! What a great house hack. Congratulations!

 Thank you so much Julio.

@Josh Edwards  That makes so much more sense. Thank you for explaining it to me. Since you are more familiar with raising money for deals, May I ask what is the best way and first steps in doing so?

Like @Chris Levarek, the best way to get started is to educate yourself. I wouldn't go rushing around looking to raise capital from friends & family when you're not totally familiar with how the whole process works. If you can afford it, you can join one of the many mentorship programs, or you can work for a syndicator/investor for free as I did. These are probably the best ways to get involved. You can read/watch videos on investing, but this will only get you so far. Some books I'd recommend to get started are

- Raising Capital for Real Estate by Hunter Thompson

- The Real Estate Game by William Poorvu

- The Obstacle is the Way by Ryan Holiday

If you'd like to connect, feel free to reach out!

Hey Josh, thank you so much for being involved in this post. I would love to connect. What is the best way to connect?
