Help with a Probate Lead and Squatter

Hey everyone,

I have a seller in SE DC who is a probate lead. The PR attorney called and they want to sell but there is a squatter relative in the house who is not willing to move. What steps could I take? Should I have the attorney start eviction proceedings and still put it under contract? Any tips on how to move things along faster? And will TOPA rights in DC affect this? Any thoughts and tips are appreciated!
