Either is possible but lenders will look for you to have some equity in the deal and be prepared to explain your after repair value. Best of luck with your investment.

Depending on cash flow and your time, I'd rehab one unit at a time complete with furnace, hot water, maybe kitchen, bath, paint, flooring, the works. Bring rent up to market rate and change tenant if necessary before moving on to the next unit. How's the roof and exterior? Best of luck with your investment.

If this is your first property and you live on one side, why use a property manager and not introduce yourself as the owner? Talk to your tax preparer about a business account and LLC. Best of luck with this investment.

In my town, Roto Rooter is the most expensive source around. For that money I'd call every plumber and drain tile guy I could find for a quote. Check with the local water and sewer department, they should give you some names of plumbers licensed in their area and maybe a "wink" referral. Best of luck with your project.

You've waited long enough. Start documenting your conversations and either get your money back or make the provider substitute a similar, but different, property. Hopefully this doesn't turn into a legal battle but best of luck with your investment.

If you have commercial experience, team up with a commercial broker and flip commercial properties as fill-in work between jobs. Plenty of strip malls and warehouses in my town could use some help and advertise as build to suit. Best of luck with your projects.

Clear title is the unknown. Always be watching for 2nd mortgages, mechanics liens, bankruptcies, back taxes, unpaid utilities, cloudy easements, mysterious heirs, etc. Sometimes there's a stumbling block before getting that deed in your hands. Best of luck with this investment.

3 BR minimum and more than 1 BA is just icing on the cake. Much better resale value over 2 BR. You didn't state your exit strategy but best of luck with your investments.
