@Tomiko Graves what's the ARV?.. is this a 2/1 or a 3/1 .. is this flip in a first time buyer area ? From ur pictures.. bathroom looks small .. typical 5 x 8ish ... $13k way to much.. we are seasoned flippers with our in house construction crews

 Lafi - First of all -  welcome to the "Probate World"

My team and I - love probate deals (best lead there is! and I will prove it - as a fix n flip!!)

like you -  we also work foreclosure status leads ( pre-foreclosure and auction dates - 2nd best lead)  - this lead produces approx. 5 to 8 listings per month!!  remember we have a team!!

We don't know your "state probate laws" we only understand "Calif Probate Laws"

when we get our probate leads, (Calif. Lead) thru our researchers:

we get:

1. Attorney Information

A) name and address: we direct mail this - 1 time per month

B) phone number: we call them 2 times per month

C) email address: we email them 2 times per month 

We touch these guys 5 times per month

Many guru's say you can't get deals from attorneys - they give it to their "Golf Buddy"

I'm not a guru!!!   I am a marketing guy - I touch every stream to this lead!!!

attorneys gives us 2 - 3 deals per month

From our probate lead we also get:

2. PR information

A) PR address: we direct mail them - 1 time per month

B) PR phone number (approx 47% of leads) - we call them 2 times per month

C) PR email address (approx 15% of leads - Pro-Per cases) - we email them 2 times per month

from our PR list  - we get approx. 4 deals per month (Our Team)

This is just a sample of what we do!!!

A good lead can produce 10 touches per month!!!

we're not guru's - were not experts on probate!!  we just know how to work a "Good Lead"

we just do marketing!! - and our phones ring!! 

Don't give up  - stay strong

last man standing gets the deal!!!

 Wally - the wrap works great for our restaurant - gonna wrap another lifted truck for "ugly houses"  - the 90# pit in the picture also works great for collecting rent!!

 Fitzgerald - We (my team) love wholesalers!!! 

we bought from:

1. wholesale direct contracts

2. wholesale daisy chains

at the end of the day - it's our responsibility (investor) to do our due diligence..it's our job as a "Flip Investor"

to make sure the numbers work - 

I see licensed agents -  "that are full of it" 

the education and training    will come in time - or you're out of business as a wholesaler

we (my team) we don't judge a person's title or a license - at the end of the day - it's about character content!!

Deception??? please look to your lawmakers - first, before a wholesaler

 Kyle - We market to probate attorneys - all the time...

we direct mail to maybe only 50 - we choose our postage cost wisely

but, we call and email every one!!!  Brotha, the cost to call and email is virtually "FREE"

for the most part - their not gonna be rude on the phone - tell them you wanna be their back up source

you never know when one of their "GOLF BUDDIES" drops the ball - be there to pick it up 

and close the deal....

Remember these attorneys put their pants on like us - one leg at a time

if your afraid of rejection - you will starve in this business

I just pulled a random list of 100 probate leads

if these guys are so professional

why do I see alot of emails ending in:

@gmail.com / @ yahoo.com / @ msn.com / @ sbcglobal.net    etc.  etc 

when we email the first time - we expect a "NO" 

when we email again we get  "MAYBE"

when we email again we get "SHOOT ME OVER A POF"

Referring back to that 100 probate leads - I only see 1 attorney with at least 2 probate cases - the other attorney's 1 case each.

Talk to these guys with confidence, 

learn to become a marketing shark - and your phone will always ring

we do alot of probate deals - by no means are we "PRO's"

but, we are marketing sharks!!

I can advertise on BP - I have $10,000,000 in my trust account - to spend on real estate

and my phone will ring off the hook!!! 

learn to be a sniper - take aim fire!!

from my experience - if you use a shot gun approach - you will run out of marketing money!!

create a marketing budget ($$$) - then reverse engineer - to create a marketing plan!!
