when somebody files probate - (hire an attorney or pro per) - this is a public notice

somebody wants money!!!  Probate files for the most part - are way more motivated sellers

than obituary leads

We are seasoned investors in Southern Calif., I recommend keep your full time job, that way money is still coming in.

Now post on craigslist  "seeking real estate investor" for mentoring. We are always training people for "FREE". We educate / We mentor / our trainees find the deals - we analyze the deal together. if we decide to fix n flip - we share the net profits - this is a way to get great training!!  

plus attend your local real estate clubs and meetups - attend 2 to 3 per week

start building your network with real estate professionals - first lesson

Congrats you took the first step...

We typically follow this format:

Month 1: letter #1 in a #10 white envelope / with biz card / using a first class stamp

Month 2: letter #2 in a #10 yellow envelope / with biz card / using a first class stamp

Month 3: 4" x 6" postcard ( reason why? if they never opened up the first 2 letters - they will at least see my postcard for 3 seconds before they toss it!!)

Month 4: letter #3 in a #10 pink envelope / with biz card / using a first class stamp

Month 5: repeat cycle

we typically mail out - a couple thousand per month

does the color envelopes work ? i think so, but most importantly the kids have fun stuffing the colored envelopes. Gotta love the cheap labor....

like Sharon has said - so many times - the money is in the follow up!!!

we get probates deals now - that were filed 15 months ago 

this business is all about patience and consistency

The folks that inherit really nice houses will list them on the MLS. These are 2 very different groups of sellers. You are looking for executors that have houses that need work. They are your low hanging fruit.

 I totally agree with Sharon - but the majority of houses we walk thru (probate leads)

have deferred maintenance, and need upgrades,, makes it sweet for fix n flips.

But - i love nice houses as well - I then turn over the lead to my wife - she is a Realtor,

she will charm them to get the listing. The lesson - build a team, listings are great as well

for us in SoCal.

Quick advise - quit thinking like a "flipper"

start thinking like a marketing guru!!!   increase your marketing streams

listing agents and attorneys build our marketing funnels

we get 2 to 3 deals per month from our listing agents and attorney data bases

learn to share the wealth - and this business gets easier

focus on hitting singles and the home runs will come
