 You're on the right path if you're taking action!

When people ask you where you got their information, just laugh and say that it's amazing what you can find in the Internet. Never fails to pacify the most curious of callers.

Part of your challenge is in becoming an effecive copywriter. The way to become a great copywriter is to talk to hundreds ane hundreds of people so that you become an expert at the type problems that bother them. 

Watergate's "deep throat" told report to follow the money. Harmon says, "follow the pain".

We also get SOME curious calls (not to many), they ask how we got their info - our comment:

"Sir - i'm sorry, this is public information, once you file with the recorders office (a public venue)

you are announcing to the world your intentions - i'm so sorry to inconvenient you - I truly respect your privacy - thank you for your time"  (now the phone number is captured) 

what I learned from this:   they're not ready to sell!!  YET---  the lead goes into our follow up system

we might get a call like this 3 times per month, not bad for what we mail per month

Key points:   learn how to handle rejection in this business

remember - when prospects say "NO" - to me it's a "NO" right now

trust me i'm calling them in 2 weeks again!!

(sorry, if i misspelled words - or grammar was off - inspected 4 probate properties today)

FYI, we work many cases each year that are "pre-probate" in that the record owner us deceased but no probate action has been filed (yet).

"obituary" leads are not probates - court cases are probates..

please refer to our question -  we totally understand the probate process - we work them everyday... (we know they are filed cases with the superior courts)

case number = judicial process

Pre Probates is not a judicial process (cause the petition was never filed) 

the question is:   is this an obituary lead??

Jon and @Arlen Chou yes, I'd love to go to any meetups! Even though I'm probably a ways out from moving if I do it, meeting other investors would really help give me an idea of what that would be like... Also I only know a few people in CA and will be traveling solo, so having things to do in the evenings and meeting local people would be great!

@Erin A. and @Jim Edmunds Thanks for the wine country suggestions... I'll definitely have to check that out! Erin, I'll be messaging you later for more ideas! I would be interested to know more about Central Valley, though would hesitate to invest somewhere with an economy based mostly on one sector, particularly a sector that I know nothing about like agriculture...

we live in Laguna Beach (10 years now) - google it - totally a slice of heaven!!

I think the temp. yesterday was 75 degress..

yuup - the margins are getting a little tighter now - our average fix n flip is about 50K net / net..... telling my wife, she better start liking TOP RAMEN

I hope all those that receive my correspondence know I am far more intelligent that my writings let onto at this stage. I look forward to being a veteran of the REI world and getting these requests.

i'm new to posting on biggerpockets, but have been involved in real estate for quite awhile

is this a public forum? Yes

is it a perfect system? No?

are some of the questions - pretty silly ? Yes

at the end of the day - people just want to reach out and learn, if they're trying to "Colleague Requests" you - maybe they think you know something - 

We run 3 real estate clubs (Meetups) in Southern Calif.  - we get bombarded - with all kinds of request - who cares - WE decided to put ourselves out there in a public forum

what i'm trying to say is:

why sweat the small stuff

get annoyed at things that cost you money or lose your money!!

this business is a numbers game, we have over 200 bandit signs (wholesalers) in our data base (Southern Calif).

Our system will call them 2 times per month

and email them 2 times per month

Bandit signs for us - is another stream of marketing - WE LOVE THEM

Contrary to popular belief, probate is not automatic and requires an affirmative filing. 

A couple of years ago California's Deoartment of Health Care Service referred to me a stack of 90 cases where no probates had been filed, county PA's would not accept and families would not take any action.  I passed on these for personal reasons (I already had too much on my plate) and CA-DOJ took over these Medi-Cal claims. 

I have acquired many, many properties with substantial equity and profits that never became probates.

 Rick - sounds like you have some major connections and many years invested getting these connections - 

we like to keep it simple (eezy - peezy) 

our marketing module gets the phone to ring - if it gets to complicated, we will hand you the deal, we will be in touch
