@Kevin Chhum  Hi Kevin,  You need to take in account capital expenditure on the property as well as a possible vacancy / tenant turn over.    What are your goals with this?  What do you see in 3 / 5 / 7 / 10 years from now owning this?  You are the only one that can determine that.  San Diego is a great place to own RE long term as it does well most of the time long-term but at some point you will want to get into the positive cash flow position.   Add value to the property as quickly as possible to get the rents up.  Best of luck!

@Adrian Smude I've wholesaled plenty of properties while the owner has title in a Family living trust or revocable trusts.  The trust actually makes it EASIER to get the deal done as it's swift and the heirs & Executor, trustee carry out the decisions not the state that the property is in.    As @Rob Beland if they want their money they will gladly obtain the people who are attached to settle.  How'd this wind up you wrote this over year ago!?

@Omar Merced Was the purchase in Cuyahoga County?  We've been buying/selling out there for a few years now.  There are some really really bad areas out there?  I'm curious to know exactly where you bought this ?  Either way I'm sure you've done your Home Work.
