Property management companies that don't utilize the basic internet resources at our fingertips are lazy at best and negligent at worst. Yes, they should be advertising on Zillow, Trulia, realtor.com, Craigslist, yard signage, and their own website. This is the 21st century and those websites are where prospective tenants are going to be looking for homes.

I'm open to it man. Not gonna sit here like I'm the expert at running them. We run some very low end apartments very efficiently and wouldn't mind branching into that if it was the right situation.

would south Charlotte be acceptable? I have a phenomenal attorney that I use near carowinds. I urge all my clients to do so, and they are very satisfied. 

The firm is the bond law firm. BP won't allow me to post their contact information but it's readily available on Google.

hey john! 

My firm has helped tons of investors on this site, and outside this site find investment properties. A lot of agents talk the talk on here, but we walk it. I sold 55 million in real estate to investors this year, was the number 5 agent in the entire Charlotte market, and will be in the top 10 again by end of 2016. 

I also own my own rentals, manage 250 properties for investors, and flip 25 homes a year. 

Not trying to toot my own horn, simply qualifying my ability to assist. Hopefully we can work together!

I would throw both in the trash can: 

Applicant #1 -- family of 5 is acceptable, no pets is ok. Credit is fine, income is good. 14 late payments in 27 months and 2 evictions filings is sheer insanity. Drama is written all over that one. I explain to all our tenants we are not a lender. You pay on time or you don't stay! 

Applicant #2 -- Everything about this applicant screams drama. 

The Charlotte market is HOT. There is no reason to compromise like this by allowing sub-qualified tenants into your property. The rental rate is at a price where there should be a ton of interest (I still think it's too low), and there shouldn't be any massive compromises. 


You want good, hard working, low drama tenants that are going to be professionals about everything they do. That is possible to find even in the $800 range. We do it every day.

I agree with Ryan, 

If you are a new investor, this will be an excellent experience for you to learn the flipping world. You will learn more than any mentor group or guru class could ever teach you! 

Now of course you want to eventually get to a point where you are funding deals yourself, as that is where the good money is, but in the interim this is an excellent beginning.

Go for it Matt! It's not always about a "profit motive." I for one think it's a great idea to get a group of new investors, without any pre-conceived ideas, and just brainstorm.
