The due diligence fee is a very standard fee in North Carolina. Earnest money is nice, but it is irrelevant until after the inspection period. The due diligence fee is your fee, paid directly to the seller, that shows them how serious you truly are. The reason you potentially haven't heard it is because there are rarely DD fees on distressed sales. Foreclosures dont do it and short sales rarely do it. 

If you were buying an estate home for example, that had multiple offers on it and was a true fixer upper, it would be very wise to include some DD money. I usually dont offer an inspection period, so I have never paid it on a flip sale.

I would love to assist you Ted :) Here is a little bit about me: 

I own Bowman Real Estate LLC. We are a firm geared towards the investor client.

1. I was the number 5 realtor in the entire Charlotte market last year. This includes Mecklenburg, Union, Gaston, Cabarrus, Rowan, and Cleveland county. 

2. We will be in the top 10 this year. 

3. We manage 350+ rental properties in the area. 

4. I flip close to 30 homes a year.

Oh and another note, 

No one at our group is trying to sell anything. The above comment insinuated such. We are actual investors as well. I'd say owning 20 rentals, flipping 30+ homes/year, and managing 350 properties makes me an actual investor :)

Multi-family units, when run properly, are an excellent investment. Just have to make sure you have the right PM in place. I have seen some apartments that were destroyed by bad management.
