My learning is going well. I have read The book on investing in real estate with low and no money down, The book on rental property investing, The book on managing rental properties and I’m currently reading long distance real estate investing.

I am a newbie also and would love to hear the responses of some of the more seasoned investors. Having said that i read in the long distance real estate investing book that It’s not uncommon to make an offer without seeing the property, and then doing the inspection and other due diligence. This way you have leverage because you can say based on the information the seller gave i offered $___ but now that we have the opinion of a professional who says there is plenty of work to be done i can offer you $___.  #Contingencies

Today i will visit the County Clerks office to get leads. Does anyone have Any other ideas on how i can generate more leads using solely my hustle?

Hi Candice 

The amount you should pay for a house all depends on where you’re buying it (Remember location, location, location) and what other properties just like yours recently sold for.  Once you figure that out tun the numbers on the BP rental calculator to find “the right price”. Every property has a number/price that makes i a great deal. Good luck!

Hi,

I come to the realization that the House Hack is best served in an area the potential investor is most familiar with and wants to live in. Unfortunately for em live in the overpriced (and still rising) Brooklyn NY.  I am currently seeking a multifamily house (2-4 units) that can use some (or a lot of) tlc. I obviously have some healthy competition, however i have an abundance mindset and i know there is still some meat left on the bone. If anyone reading this just so happens to have that bone please reply so that we can see if our goals align and i can become a landlord very soon. Thanks!

I have been looking at the Philly market and correct me if i am wrong but a 60k house that is move in ready can rent for around $900 a month? Thats a pretty good return, my math says its above 12% after all things considered. My question (before asking where do i sign up) is what is the catch, what am i missing? I understand managing the tenants may be a headache, but I am confident the information i've been consuming here on the site, from the book (on managing rental property) and the bp podcast that i along with my "core 4" should be able to tackle most if not all issues in regards to undesirable tenants. All advice is welcome! Thank you!

Why are NJ property taxes so damn high? Where is the sweet spot or should i just keep going south?
