So far the hand written letters are working. There is definitely something about them because i am getting calls weekly. I have 3 properties that i have been given permission to market and i only sent out 200 letters so far. I gave a walk through of one today.

Hi Alaska, 

I should have mentioned i plan on wholesaling this deal. I market  to absentee homeowners of 1-4 unit homes. One of them had this property so i figured why not. 

The taxes are  correct. Since it’s public information it was easy to find. The building is vacant but i did check the rents on rentometer. I just wanted to run the numbers before reaching out to a cash buyer. Thank you for chiming in. Your input is very helpful.

Hi,

I started a mail campaign a few weeks ago and the phone is ringing daily :-). Below is a 7 unit apartment building in Williamsburg Brooklyn (orthodox community). I need help figuring out the expenses to i can come up with an offer. Outside of vacancy,repairs, capEx and property management i don't have a clue and just entered a round figure to complete the report (blasphemous i know) to get it here so i can get some help...PS: This is urgent because this property lies in the hottest neighborhood in the hottest market so i have to act fast. Hello,

I have an older brother (i'm one of 11) that owns 147 acres (yes i said acres) of raw land down in Hancock, GA. Oddly he is building one single family house at a time and to make matters worse, he is spending his own money.YIKES! How crazy is that? I finally convinced him that building an apartment complex somewhere on it makes sense. I also let him know that he would have to partner up to make this happen. Hi,

I am a newbie here in Brooklyn NYC and i just got of the phone with a guy who wants to sell his land. Currently nothing sits on the lot so its all set for a developer to do his/her thing. I already have a few who may be interested. The land sits in East New York which is as hot as the rest of Brooklyn. I will meet with the seller Monday to get the rest of the pertinent information and get the land under contract. the only problem is don't have a contract. Where can i find a New York State Real Estate Purchase agreement?

Also if there is a Real Estate attorney who is reading this and works in Brooklyn, or if anyone is reading this and knows of an attorney that they have worked with in the past who works in Brooklyn NYC please reach out to me. I think its time for me to employ some people who are smarter than me and who can help me run my business and stay compliant.

Hello everyone,

How much is a bedroom worth in Brooklyn NY? What percent do I subtract from a comp sale price to get an apples to apples comparison when calculating ARV? How much do you adjust for the age of a house in Brooklyn, how much is a year worth? How do you adjust for the condition of a house in Brooklyn? Lastly How much do you adjust for square footage of a house in Brooklyn, how much is 100 sqft worth?

Hello BP Family,

Starting today I will be marketing to folks in Brooklyn who might be in danger of losing their homes to foreclosure. With all of the short sales popping up on the MLS I know I will be successful in finding and helping someone. I was wondering what questions i should be asking to get all the pertinent information. I plan to buy and hold the good ones using hard money and pass others along to interested investors here in the Brooklyn area. I am a dedicated newbie so need all the help i can get with this one.
