@George W. All things that an inspector and structural engineer would point out in an inspection report correct? If so I’m not at all scared of differed maintenance because i am a handyman/operating engineer.

@Aaron K. Thank you. I have my down payment I’m just worried about spending my last and not having anything left for reserves. I’d hate for something to go wrong and not be able to do anything about it

Hi,

I was wondering if it would be a good idea to use a small loan from an accredited lender for a down payment (on a 2-4 unit property here in Brooklyn NY) and hold on to my savings for reserves. Based on what I’m looking to spend (650k-700k) my down payment will be around 35k minus closing costs. I planed on borrowing 50k with no interest or payments for 18 months.

i am a newbie investor who is currently  taking the 75 hour course required for licensing. My reason for doing so is, i market to absentee homeowners with property in Brooklyn NY using hand written letters. They all want top dollar so until i find a deal that’s good for me i plan to list the others and receive a 25% commission when it’s sold (because i do not want to be a salesman. I am an investor) And when an end buyer needs help finding a home i can send them to someone who can help them and get a commission on that too.

Buy a list from list source and write letters and mail them. It works, it really works.
