New Jersey property taxes.

Why are NJ property taxes so damn high? Where is the sweet spot or should i just keep going south?

both Newark and Irvington are hot areas. Newark obviously much better than Irvington. Irvington doesn't have really any industry and therefore  has the highest property taxes (I believe) for any  urban area in New Jersey. 

And New Jersey's property taxes are also High because of the number of school districts we have in this state. Compared to Maryland which is a small  densely populated state. But only has about 62  school districts while New Jersey has around 662.
