Hello Dan,

I plan on living in one unit and renting out the others. The reason i only budgeted only 5% for repairs and capeX is because i expect a full gut renovation and i myself am a handyman. As for vacancy i don’t expect much here in Brooklyn. Especially when i can airbnb if things get tight.

Hi, 

I was wondering what are ideal numbers for a house hack. I heard on a BP podcast, the income should be at least half of the monthly mortgage payment. Is this true? These numbers come from a Brooklyn property (short sale) that i analyzed for practice. Whats the big deal with a short sale anyway? They seem to be the only deals around.

Hello everyone, 

Today I found a for sale by owner property the old school way. Yup, I spotted a sign in the yard with a phone number on it while walking for dollars. I gave them a call and i think the price may be reasonable. I have to get this property under contract but i don't have one to present to the seller when we walk the property this Friday. Can i just go online print out one or is that a bad idea? If it is a bad idea, someone please point me in the right direction? Thanks!

Long distance real estate investing written by David Green has all the answers on this subject. I’d tell you what he says on the subject but I’d do him and the book no justice lol.
