Yea, I was just curious what others are doing because we are in NY and will be buying out of state. We don't have a property yet but I was wondering if I should just set up an LLC in NY before we even find anything. I'll reach out to my accountant and lawyer and see what they think. Thanks!

This is one is for all of the 'out of state' investors. Do you form the LLC in the state you buy the property or the state you live in?

Anyone have thoughts on how to pick submarkets of these 'hot markets'? Read through the IRR reports for a bunch of locations. Is expansion 1 ideal?

I've heard the 2 hour 'rule' too but I struggle with the same thing since I live in NY.  Do you still have friends in AZ? Or maybe family/friends in the south since you said you like that area? Try to think of places that you can either get to easily or have close family/friends that could help you if something major came up.

Sounds like maybe you need a portfolio lender. Yes you can get up to 10 loans but some banks don't like to do that because it's more underwriting. 

I did a quick Google search and found grandbridge.com. I don't know of them so take it with  a grain of salt.  Hope that helps a little and good luck!
