Hey BPer's! 

We are making offers and so far nothing has quite panned out...which means we are getting closer!! With that said, I'm wondering if we should be looking for closely at foreclosures. Anyone have tips on buying them? I've read some on it but curious to hear from those that are currently doing it in the Charlotte area. Also open to Danbury (only 30 minutes from me) or surrounding areas in Connecticut.

@Gina Jurlando Wow, Albany seems worse than I remember! Are you in the Arbor Hill/Clinton ave area? As with anywhere, I think it's somewhat dependent on the neighborhood. We briefly looked down by Lark but people are vastly overpaying right now from what I can tell.

Yea I went to school in Albany and my husband has family in the area. Does he/she do student rentals? I've poked around there. Perhaps I'll take a second look. NY investment laws scare me a bit haha

Thanks @Jaysen Medhurst. Always helps to have 'boots on the ground'. That's probably why it would work for you but not for me. But I'll see how far of a drive it is.

@Jaysen Medhurst Where are you doing your buy and holds? We are looking primarily in Charlotte NC but since we live up here now, it's certainly something we want to consider. All numbers I've seen are sad :)

Hello BP! 

We are looking at a property in "the path of progress" in Charlotte. The numbers look good. I just ran a search and figured out that a registered sex offender is currently living in one of the units. As far as I've been told there are no leases. There are also two other sex offenders down the street. Would you buy it? 

If so, how would I get him out? I'm guessing, that with a felony, he does not qualify as a "protected class and we can get him out fairly easily by raising the rent to market rents. Now, that's the easy part in my mind. The more concerning part is the other two offenders down the street. But curious what the BP experts think.

This is an area that is experiencing growth. There is some crime but doesn't look 'bad'.
