I would look on zillow, apartments, craigslist.

Thanks! I'll keep analyzing and making contact with commercial brokers. I think that's part of my problem right now, I've spoken to so many residential ones and they don't have a clue. It's a mistake I need to correct. I also need find a market that meets my criteria. Thanks  for your input!

I joined BP at the beginning of the year. I've been learning a ton since, I listen to about 3 podcasts per day, I've read about 6 books, read all the blogs, attend the webinars, I'm starting a meet up, I've ran countless analysis', and now I'm studying markets ( since my preferred market of Charlotte doesn't seem to offer the cash flow I'll need for my goals).

Long story short, there are obviously varying opinions on where to start - SFH, 2-4 units, or go to commercial over 5 units. I do have 1 SFR in Charlotte and some experience from family but curious - how do I know if I'm ready to "jump all in" and go to hopefully 20 units by the end of the year. I'd love to hear from those experienced in small apartment buildings!

Yes, rents have gone up in Charlotte. Not sure exactly where your property is located but you can always check out rentometer.com and the compare rent function on Rentjungle. I find it to be low in my area in Charlotte but it should give you some averages. 

Other than that, your property manager should be a great source of info on current market rents specific to your address. Hope that helps!

Thanks @James Blais . I'm going to talk to the broker and I'll let you know. It's quite overpriced in my opinion but perhaps I can get creative with them. I did streetview of it but google and bing don't go to that street. I figured it was pretty rural based on that!
