Hello BPers,

We are looking at a building with landlord paid heat. The bills are insane! Besides the obvious of sub-metering what have you done to reduce your heat bills?

I'd start by evaluating your goals. These are very different ways to make money in real estate. 

Also, are you working full-time? That may make a flip more difficult. 

Are you looking to raise capital within a year or build wealth over time.

Ugh, that's a pain! You may want to contact a lawyer on this one. You are due the rent but you will probably spend more money chasing it and never get it. Do you have a security deposit? 

Talk to @Michael Bowman perhaps he can find you a new tenant and at least get it rented quickly!

Thanks everyone! I'll talk to her today. She's had a lot of these so I think everyone is correct, we need to me more 'firm but fair'.

Check the viewpoint irr, Marcus and millicap market report and best performing cities list. Look for markets with about 2% job grwoth and + population growth. Quick check can be done by entering "city, oh growth".

When looking at an area ask around on BP, lots of very knowledgeable people that are willing to help. I also check neighborhoodscout and crime spotter. If you find something you can really like you can always call the local police department and ask for crime stats. Hope that helps!

When we rented the property I know the screen door was fine but the tenant reported it was broken. Since I didnt have a picture, I sent someone to fix it. They came did a few things including the screen. A few days later the tenant complained the screen was broken again and wants it repaired. 

I know, I should have told her she needed to fix it in the first place bc I know my dog messed it up a few times and her dog is probably doing the same. But, what now?
