Hello All! 

I am talking to a broker about a 9 unit in Columbia. Initially, I thought it was a true 9 unit however he just told me it's actually 9 condos. They own all units and they are selling them together. 

What are the pitfalls of buying something like that? Do you still evaluate it the same as a commercial property? I know it gives me another exit strategy because I can always sell them individually but just wondering what everyone thinks of it or their experience.

Oh, I did repair it all but I paid for it and gave them back to $300. My husband and I have been debating if that was the right choice.

Hello All!

When my tenant moved in they paid a $300 pet fee and a $300 pet security for 2 large dogs. It was supposed to be a 300 non-refundable fee per pet but we bent a bit. Anyway, they just moved out and the paint needed some refreshing (wipe pet slobber :), the yard was full of dog droppings, and the carpets needed to be cleaned. Do I caulk that up to the 300 fee and charge them nothing or do I take it from the 300 security? Just curious how others are doing this.
